how much does your custom home cost?

Question:

> >I am thinking of building a new home. Not totally new design but picking out >from stock plans. Appearly, we need the builder to adjust the plan for the >site and put in electrical & plumbling, etc.

If you’re spending $300,000 on a house, spend another $5,000 on an architect and get exactly what you want. Make it fit your needs. What will it cost? Well, it’s up to you. Anywhere from $85 to $200 a square foot (and more) depending on the level of trim and quality of materials. Vinyl windows, aluminum siding, carpeted floors, fiberglass baths and painted trim are one end of the spectrum. Add wood, tile, and other materials and watch it go up ;-)

Well, OF COURSE it is.  But whether YOU can depends on what size the home and what amenities you want in it.  For 3 small bedrooms, one bath, no garage, all rooms small with minimal priced finishes and you could do it for a lot less.  If you want a 5,000 s.f. house with all marble, granite, hardwoods, 4 baths with a $6k ‘jacuzzi’ tub, 4 car heated garage, etc., then no way in hell.  And are you including land in the $200k or just the home?  If including land you couldn’t do it in a neighborhood with $150k lots. For starters, who big a home are those ’stock plans’ for? whatever, -v.

You forgot to ask the part of the country the respondents are in. You’re going to pay less in some areas, more in others. Also you don’t mention how many square feet your "3 bdr. 2 level home" is. Here in the Lehigh Valley of eastern PA, the going price for a "semi-custom" house (alone, minus the land) is $75-$90 a square foot. With the land, it’s around $100 a square foot.  It can get to be more, depending on the area. My house, a 3600 square foot center hall colonial (which is about 50 days into a 180 day construction cycle) is just around that price. Less custom homes; prefabs, planned developments, etc. — can come in less than that; say $50-$75 a square foot.  But you don’t get the choices that you may get with a custom or semi-custom home, and that can be either a blessing or a curse.  (Right now it’s about 50-50.)  :-{) — The problem with the average family today is that it’s impossible to support it and the government on one income.

Appearly, we need the builder to adjust the plan for the site and put in electrical & plumbling, etc. I would like to know whether it’s possible to do so within $200,000 for a 3 bedrooms 2 level home? Can you tell us how big your new home is and what style and how much is the total cost? I like to get some idea before going ahead. TIA.
